Due Diligence

Due diligence assessments are used to determine the existence or potential of environmental concerns on properties prior to real estate transactions. These assessments give the buyer Innocent Landowner Defense under the CERCLA act of 1980. The most common due diligence assessment is a phase I  Environmental Site Assessment. This type of assessment is outlined by ASTM Standard (E1527-13).

If it is determined there are environmental risks to the property our environmental professionals will recommend a Phase II environmental site assessment. A phase two is a more in depth site assessment where soil, groundwater, and vapor samples are collected to determine if the recognized environmental concerns have affected the property. Phase II environmental site assessments are conducted in accordance to  ASTM Standard (E1903-11) standards.
